Ten Issues Most Fequently Found Issues Found During a Home Inspection

The Ten Most Frequent Home Inspection Issues and what you can do about them.

Poorly maintained wood trim at fascia boards and door stucco molding.
Amature wiring in garage around work bench and overhead lighting.
Junk and debris litered crawlspaces.
Damaged and missing crawl space vent screens.
Dirty air filters for cooling and heating systems.
Cracked roof mastic around vent pipes.
Clogged rain gutters.
Corroded angle stop valves under sinks.
Poorly maintained grout joints in showers and around sinks.
Overgrown trees and shrubs affecting the exterior wood trim, roofs, and walls.
 
What you can do about them:Poorly maintained wood trim at fascia boards and door stucco molding.
Have a professional house painter paint just the trim because wood deteriorates faster than the stucco/plaster which can be painted less frequently. This will save you $ in the long run.

 

Amature wiring in garage around work bench and overhead lighting.
Hire an electrician to evaluate wheather you are in danger of causing a fire that will cost alot more that hiring the electrician.

Junk and debris litered crawlspaces.
Hire a laborer to get all dirty by climbing around down there and clearing out the junk. This will allow you to have your plumbing and electrical more accessible in order to have it inspected more effeciently in order to fix problem areas before they become an emergency.
 
Damaged and missing crawl space vent screens.
Hire a very skilled handyman or a general contractor to repair the vent sceen openings so that cats and rats and mice don't crap all over under your house and create a health hazard.Dirty air filters for cooling and heating systems.
Unless you're incapable of climbing a ladder and using simple tools like a screwdriver, you can remove these filters and go down to Home Depot, buy replacements and replace them. The air you breathe inside your house will be cleaner.Cracked roof mastic around vent pipes.
If you are comfortable climbing on a roof you can buy HENRY roof patch mastic at Home Depot and smear this black gooey stuff around the cracks and prevent water intrusion where it is likely to occur. If you are even slighty uncomfortable being on a roof, especially a two story roof, DO NOT DO THIS, hire a licensed roofer to do it. It won't cost an arm and a leg.

Clogged rain gutters.
The same caveat applies to rain gutters as to roofs: don't climb up there to clean these gutters unless you are able. Cleaning them will facilitate water evacuation from your roof and help to reduce the damage that water causes when it doesn't flow off your roof and away from the house as soon as it falls.Corroded angle stop valves under sinks.
Hire a licensed plumber to turn off the water to your house and replace these valves BEFORE they leak.

Poorly maintained grout joints in showers and around sinks.
Hire a tile contractor to clean, re-grout, and seal the joints. It's easy to do but it really is a skilled procedure. Read up on it or hire a real tile guy to do it.Overgrown trees and shrubs affecting the exterior wood trim, roofs, and walls.
Cut anything green that is touching any part of your house no matter how good it looks. Shrubs and tree branches become conductors of water and moisture to your building and water and moisture are corrosive when allowed to linger on organic surfaces such as the materials that your house is made of. The moisture will accelerate deterioration of paint and wood and the moisture that sits on these surfaces may produce bio-organic growth, aka mold.
