Anaheim home inspector is asked if he ever has had a bad property inspection

Do I ever have a bad inspection? The question has implications to be sure. Bad for whom? The realtor? The seller? or the buyer? I had one a few months ago that was bad in the sense that the house had so many defects that my list of dificiencies totaled 47 items, and this was a custom home by the beach! I inspected a duplex in South Central near USC that had only 7 items worthy of mention. The difference was the price relative to the value. The custom home was re-habbed by the home owners themselves who knew little about building and the L.A duplex was re-habbed by a licensed contractor who knew what he was doing. The custom home was priced well below the market value to compensate for all the work that would be required and the L.A. duplex was priced closer to market value and it was move-in ready.

In either case mentioned above, it behooves you to know which house the one you're selling/buying is. If it's a fixer upper you have to answer the questions: "Am I getting it cheap enough?" "Do I know enough about building to fix it myself or do I even know enough about construction to hire competent sub-contractors?"
